Building control fees and charges

Building regulation charges

The charges for building regulation work are set to cover the cost of the service, so the applicant only pays for the service they need.

Under the Building (Local Authority Charges) Regulations 2010, the Slough Building Control Team may use two methods to establish the charge for building work. These are:

  • standard charges
  • individually determined charges.

Standard charges

Standard charges have been set on the basis:

  • the building works do not consist of or include innovative or high risk construction techniques or materials (details are available upon request from the authority)
  • the duration of the building work from commencement to completion is not expected to exceed 12 months.

It is also assumed that all work is being carried out by a competent person or company. If work is not being carried out by a competent person or where additional inspections are required beyond the standard number of required visits, then supplementary charges may be applicable. Individually determined charges 

Individually determined charges are calculated for

  • any works not described in our standard charges
  • where there are multiple works 
  • where the alterations exceed a cost of works value of £10,000
  • all commercial projects where the cost of the works proposed exceeds £10,000.

Special charges apply for applications to regularise work which has already been completed, or where work is reverted back to the local building control team from a different building control inspecting body.

Regularisation charges

The charge applicable to regularise building works completed without a building regulations application. The total fee is calculated by taking the overall building notice charge listed in the standard charges list and adding an additional 20%. VAT is not chargeable on regularisation application fees. Reversion charges

The charge applicable where an application is reverted back to the Local Authority from an approved inspector. The total feel is calculated as part of a fee quote. VAT is not chargeable on reversion application fees.

Exemption from charges

Where works are proposed to provide access, accommodation or facilities solely for the benefit of disabled person(s) who are in permanent residence in an existing dwelling, the applicant would be exempt from building regulation charges. In order to confirm that the project is for a person with a disability, we will need a certificate or letter from a health professional such as a doctor or occupational therapist.

Payment and refunds

Payment of standard charges for full plans, building notice, regularisation and reversion applications must be paid on submission of the application.

Should you find circumstances have changed, please contact Slough Building Control. Please be aware that a building regulations application cannot be withdrawn once registered and it may not be possible to issue either a full or partial refund.
