Other forms of planning application
In addition to a standard planning application, there are also several other forms of planning permission you may need:
- listed building consent: Special consent is required for any work on a listed building
- conservation area consent: Special consent is required for work on properties in a conservation area
- tree preservation orders: You must check whether an order has been taken out to protect any tree your work might affect
- demolition notices: If you intend to demolish a building that exceeds 50 cubic metres (1750 cubic feet), roughly the size of a single garage, you will require a demolition notice
- certificate of lawfulness: If you want to be certain that the existing use of a building is lawful for planning purposes, or that your proposal is a ‘permitted development’.
- temporary use of caravans and moveable structures: If you are stationing a caravan or moveable structure on a piece of land, you may need planning permission.
In addition to Planning Permission, there are other laws and permissions that affect building work. The following permissions should also be checked before you start work:
- covenants and private rights
- rights of way
- ancient monuments
- licensed sites
- protected species
- the Party Wall Act.
Please note some of these laws and permissions are not related to planning matters. As such, the council is unable to assist with enquires relating to them. Advice on the above can be found on the planning portal website.
