As a leaseholder, you are allowed to sublet your property.
Before you sublet, you must tell us:
- your contact address in England or Wales
- your contact details
- the details of any managing agents.
Complete the leaseholder contact details subletting notification form. If you have issues accessing or completing this form, please email homeownership@slough.gov.uk.
You will also need to tell us who is living in your property. If it's a flat, we cannot issue a key fob to your tenant until we have confirmation that they have your permission to be there.
Your legal responsibilities
To legally sublet, you need to:
- apply to Leasehold Services at Slough Borough Council for an annual Subletting Licence. This costs £75. Apply by completing appendix 1 of the leaseholder contact details subletting notification form.
- check your mortgage. If it's a condition of your mortgage, you must get your bank or building society's permission
- make sure all gas and electrics in the property meet current regulations.

Your leaseholder responsibilities
You are responsible for your tenant. It's important that your tenancy agreement includes the same rules and regulations that apply to you in your own lease.
Ground rent and service charges
You will be responsible for paying your ground rent and service charges. If you sublet your property, you will not be entitled to the same payment options open to resident leaseholders.
Tenants' behaviour
If you sublet your home, you are responsible for addressing the issue if your tenant:
- causes a nuisance
- engages in antisocial behaviour
- harasses another person.
If you do not, we will take action against you as the leaseholder, not your tenant.
Maintenance and repairs
Make sure the subtenant can report any maintenance problems quickly. You should deal with maintenance problems efficiently.
If your tenant does not respond to our requests to deal with maintenance issues, such as a leak into a flat below, we will contact you. We expect you to take prompt action. Damage caused to a tenanted property could result in a claim.
